Phase I & II Ground Investigations

Phase I and II ground investigations are required when land is being developed or as part of the planning or due-diligence process. The procedure for these investigations is outlined in the Environment Agency document 'Model procedures for managing contaminated land' (CLR 11).

Phase I Desk Study
A desk study is the first stage in the site investigation process and is used to establish the geology, hydrology, history and environmental setting and sensitivity of the site and to identify potential sources, pathways and receptors to establish a robust Conceptual Site Model (CSM).

Phase II Site Investigation
An intrusive investigation could involve digging trial pits, sinking boreholes and obtaining samples for laboratory analysis. Working from the data we collect during the site investigation we analyse the risk posed by the conditions and then make recommendations regarding the nature and extent of any remediation required (i.e. a Remediation Method Statement (RMS)).

Phase I & II investigations provide an initial assessment of the site from a geotechnical and environmental perspective. Our investigations are carried out in accordance with industry good practice, including NHBC Standards Chapter 4.1 'Land quality - managing ground conditions'.
